Quick answer: Yes, fully cured epoxy is effectively waterproof and non-porous, but it only stays watertight on rigid, dry, non-moving substrates. Use epoxy waterproofing for water tanks, machine bases and stable concrete floors where there is no structural movement. Do not use rigid epoxy alone on cracking concrete, expansion joints or surfaces with trapped moisture, where a flexible polyurethane or MS-polymer sealant outperforms it. The rule: epoxy seals out water, flexible sealant accommodates movement, and the right choice depends on whether the joint moves.

Epoxy is one of the most water-resistant materials you can put on concrete, yet it is also one of the most misused for waterproofing. Cured epoxy absorbs almost no water and bonds tenaciously to clean substrates, so it seems like the obvious choice for a leaking tank or a damp basement floor. The problem shows up later: epoxy is rigid, and rigid coatings crack wherever the structure underneath moves or holds trapped moisture. This guide explains when an epoxy sealant genuinely waterproofs, when it will fail, and how to spec it correctly for tanks, basements and floors.

Does Epoxy Actually Seal Out Water?

Yes, a fully cured epoxy resin is effectively non-porous. Most two-component epoxy systems show water absorption below 0.5% by weight after 24 hours, which is why they are used to line water storage tanks and chemical containment bunds. Once the resin and hardener cross-link, there is no continuous path for liquid water to travel through the film. For a clean, dimensionally stable surface that does not move, epoxy gives you a hard, abrasion-resistant, chemically inert barrier that ordinary acrylic or cementitious coatings cannot match.

The word that matters in that sentence is "stable." Epoxy waterproofs by forming a continuous unbroken film. The moment that film cracks, water gets behind it — and because epoxy bonds so well, trapped water cannot escape and instead delaminates the coating from the inside. This is the single most common epoxy waterproofing failure we see in the field.

Where Rigid Epoxy Wins vs Where It Cracks

The decision is not "epoxy or no epoxy." It is "rigid film or flexible film," and the substrate's behaviour decides for you.

The pattern is consistent: epoxy excels on rigid, dry, load-bearing surfaces and against abrasion and chemicals. It fails on anything that moves or stays wet. Polyurethane and MS polymer sealants flip that — they handle movement but give up abrasion and chemical resistance. Three Real Waterproofing Jobs and the Right Spec

1. Water and chemical storage tanks

For a concrete tank holding water or mild chemicals, a solvent-free epoxy tank lining is the standard. Apply two coats at 200–300 microns dry film thickness each, over a surface profiled by grit-blasting or acid etching to remove laitance. The key checks are full cure before filling (usually 7 days at 25°C) and a holiday/spark test to find pinholes. A rigid system is correct here because a tank wall does not flex — but every construction joint and pipe penetration still needs a flexible sealant, not epoxy.

2. Basement floors and below-grade slabs

Below-grade is where epoxy gets people into trouble. Concrete that sits against soil carries water vapour upward through the slab — negative hydrostatic pressure. Standard epoxy applied over a slab with high moisture vapour transmission will blister and peel within months. The fix is either a moisture-tolerant epoxy primer rated for the measured vapour emission rate (test with calcium chloride or RH probe first) or a vapour-mitigating coat under the epoxy. Skipping the moisture test is the most expensive shortcut in the trade.

3. Floors that must resist water plus traffic

This is epoxy's home turf. A pigmented self-levelling epoxy floor gives you a seamless, jointless, water-tight surface that also takes forklift traffic and cleaning chemicals — something no flexible membrane survives. How to Apply Epoxy So It Stays Waterproof

Most epoxy waterproofing failures trace back to surface prep, not the resin. Four steps decide the result:

  • Profile the surface. Grind or blast to expose clean aggregate. Epoxy bonds to the concrete, not to the dust and laitance on top of it.
  • Check moisture. Concrete should read below 4% moisture (or below the resin's rated vapour transmission) before you coat. Test, do not guess.
  • Mix by weight, not by eye. Off-ratio epoxy stays tacky and never reaches full water resistance. Follow the technical data sheet exactly.
  • Respect the recoat window. Coat two within the manufacturer's overcoat time so the layers chemically bond rather than just sit on each other.

For surface cracks that are not moving, low-viscosity epoxy crack injection restores both waterproofing and structural integrity in one operation — the resin penetrates the crack, cures solid and welds the concrete back together. For cracks that are still moving, do not inject epoxy; use a flexible polyurethane injection resin instead.
